Meet Owner Zane Browne
How did your business get started?
Fetch Home Management started by accident. I bought my first rental property after leaving the military, and it became a crash course in what landlords deal with: bad tenants, slow contractors, 2 am calls, no systems to fall back on. I saw landlords across Central PA self-managing out of necessity, not choice — a real gap for a company that treats properties like a business, not a favor. About eight years ago, I built Fetch around it.
Why Lancaster County?
Lancaster County isn’t a market I picked off a spreadsheet — it’s home. I was raised in Millersville, and came back here after the military. Lancaster has the density to support a real property management business, but that community feel where your reputation is your business card. We’ve since expanded into Lebanon, Berks, Dauphin, and York, but Lancaster stays our home base.
What makes your business unique?
Most property managers say they’re organized. We built a 16-step Rent-Ready Protocol our maintenance team runs on every turnover, from pre-arrival prep to final walkthrough, so a unit isn’t back on the market until it’s ready — not just “good enough.” We keep maintenance in-house, so owners get fair pricing and tenants get faster service. When a turnover’s done, we ring a bell in the office — small thing, but the whole team feels it.
The tenant comes first, always. Landlords hire us, but residents are who we serve every day, and every system gets measured against their experience.
What has been one of the biggest lessons you’ve learned as a small business owner?
The biggest lesson: this business isn’t a tech stack or a set of properties — it’s people taking care of people. Software only works if people understand why a change matters and feel part of it. That’s playing out now as we consolidate onto one platform. We’re good at hustle; what we’ve had to build is the discipline to roll it out well — leading it, communicating constantly, expecting mistakes. That’s “lead from the front” in practice.
What does success look like for your business?
Success isn’t just doors under management — it’s landlords across our five counties trusting us enough to stop worrying about their properties. It’s a team proud of what we’ve built, not drowning in growth’s chaos. And it’s a company our community points to and says: Fetch does it right, treats people fairly.
What advice would you give someone who is thinking about starting their own business?
Build your team and your systems before you think you need them. It’s tempting to be the hero who does everything yourself, but that doesn’t scale and burns you out. Don’t be afraid to make mistakes — the businesses that win make decisions, learn fast, and keep moving, not the ones waiting for perfect.
What’s next for your business?
We’re finishing our system consolidation by year-end, freeing our team to spend less time on software and more on relationships with owners and residents. We’re also launching a podcast for local landlords — real conversations, not the highlight reel — and building an investor group in Lancaster County so landlords can connect and learn from each other. We’re growing across our five counties and building tools like a rental comps calculator. I want Fetch to be more than a property manager — a real resource for landlords across Central PA.
